PropertyGainsTax publishes free capital gains tax estimates for property in 5 countries. Every figure is an estimate produced from published rules and the numbers you enter. It is not tax, legal or financial advice, and it does not take account of your full circumstances. Using the site means accepting the terms below.
Who we are
PropertyGainsTax is operated by Sravya, based in the United Kingdom, and is an independent site with no connection to any tax authority. It is run by an individual rather than a company, so no company number or registered office applies. Not a qualified accountant or tax adviser. The site publishes figures taken from the official tax authorities and does not give advice. Contact: [email protected].
What the site provides
The calculators apply each country's published capital gains rules to the figures you enter and show the working. They are reference tools for people who want to understand how a tax is worked out before they speak to an adviser or file a return. There is no account, no sign-up and no charge.
Estimates, not advice
The result is an estimate. It is not a calculation of your liability, a tax computation, or a recommendation to do anything. The calculators do not know your residence status, the reliefs and allowances you have already used, your capital losses, your marital or partnership position, the terms of any trust or company involved, or how the tax authority would view your particular facts. Tax on property is fact sensitive, and two people entering the same numbers can owe different amounts.
Nothing on this site is tax, legal, financial or investment advice, and no adviser relationship is created by using it. Before acting on any figure, confirm your position with the tax authority named on the page, or with a qualified accountant or tax adviser in the relevant country.
No guarantee of accuracy
Each rate is taken from the official source, dated on the page, and checked against that authority's own worked example or calculator where one is published. Even so, the site is provided as it stands. Rates and rules change at budgets and at the start of each tax year, and there is a gap between an announcement and the next review here. Rules that are announced but not yet law are identified as such and are not applied. Rounding, the simplifications listed on each methodology entry, and edge cases in any calculator can all move a figure. Where the site and the official source differ, the official source is correct.
The site covers the main residential position in each country. It does not cover companies, trusts, partnerships, non-residents in every case, business asset reliefs, capital losses brought forward, or the alternative minimum tax and equivalent charges. Those omissions are listed on the methodology page.
Permitted use
You may use the calculators for personal, educational and professional purposes, quote figures with attribution and a link, reproduce a table with attribution, link to any page, and take screenshots for editorial use.
You may not scrape the site at scale, republish substantial parts of it as your own, present the figures as coming from a tax authority, embed or copy the calculators themselves, or attempt to interfere with the site or the devices of the people using it.
Underlying data licence
Tax rates and thresholds are facts and belong to nobody. The wording, the layout, the calculation code and the presentation on this site are original work and remain the property of the operator. Material published by the tax authorities is used under their own terms, including the Open Government Licence for United Kingdom material, and is credited on each page. The cite us page sets out how to attribute a figure and what may be reused.
Limitation of liability
To the extent the law allows, the operator is not liable for any loss arising from use of this site or from reliance on a figure it produces, including any tax, interest or penalty, any lost opportunity, and any indirect or consequential loss.
Nothing in these terms limits or excludes liability for death or personal injury caused by negligence, for fraud or fraudulent misrepresentation, or for anything else that cannot lawfully be limited or excluded. If you are a consumer, your statutory rights, including those under the Consumer Rights Act 2015, are unaffected, and any term found to be unfair does not bind you.
External links
The site links to the tax authorities and to other organisations for reference. Those sites are outside the operator's control. The operator is not responsible for their content, their availability or their terms, and a link is not an endorsement.
Advertising and affiliate links
There are none at present. The site carries no advertising, no affiliate link, no sponsored content and no paid placement, and nothing on it is for sale. The intention is to carry ordinary display advertising in future. If that happens, advertisements will be labelled, kept away from the calculators, and disclosed here and in the privacy policy before the first one appears. Nobody will be able to pay to change a figure, a ranking or the wording of a page.
Changes to these terms
These terms may change as the site changes. The date at the top shows the last update. Continuing to use the site after a change means accepting the version then published.
Governing law
The site is operated from the United Kingdom. These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If you are a consumer resident elsewhere, this does not remove the protection of the mandatory law of the country where you live.
