Privacy policy

The short version

The figures you type into a calculator stay on your device. They are not sent to this site, not sent anywhere else, and not stored. That is true whatever you choose below.

The site carries no advertising. It uses Google Analytics 4 and Microsoft Clarity to measure which pages are read, and neither runs until you accept the cookie banner. Reject and nothing is loaded from them at all.

What is never collected

Every calculation runs in your browser. The sale price, purchase price, costs, income and ownership period you enter are used by code running on your own device and are never transmitted. Nothing you enter is written to a database, because the site has no database and no server-side code.

There is no account, no sign-up, no newsletter, no comment box and no contact form. Nothing on the site asks you for a name, an email address or any other personal detail.

What is collected

The hosting provider keeps a standard web server log for security and reliability. A log entry records the IP address the request came from, the time, the page requested, the response code, the browser's user agent string and the page that referred you, if any. These entries are not linked to a person, are not used to build a profile, and are deleted within 30 days.

The site also stores one value on your own device, in local storage, if you interact with the country suggestion strip: which country you chose, or that you dismissed it. That value never leaves your browser and can be cleared by clearing site data.

Cookies

Nothing that counts as a non-essential cookie or similar technology is set before you accept. On a first visit a banner asks, and the scripts behind Google Analytics 4 and Microsoft Clarity are not added to the page until you choose Accept. Choosing Reject loads nothing from them, now or later.

Your choice is remembered in local storage on your own device under the key pgt-consent-v1. Clearing site data clears it and the banner asks again. Google Consent Mode is set to deny analytics, advertising and personalisation storage by default, as a second line of defence behind the banner.

If you accept, Google Analytics 4 and Microsoft Clarity set their own cookies. Google Analytics uses these to count a return visit as the same person rather than a new one; Microsoft Clarity uses them to join the pages of a single visit together. Neither is used for advertising here, and IP anonymisation is switched on.

Third-party services

Google Analytics 4 and Microsoft Clarity, and only after you accept. Google Analytics is provided by Google, Microsoft Clarity by Microsoft, and each acts as a processor for the measurement described above under its own terms. Both may transfer data outside the United Kingdom under the safeguards in those terms. Neither receives anything you type into a calculator, because that never leaves your browser.

Beyond those two, none. The typefaces and the country photographs are served from this site rather than from a font service or an image host, because loading either from elsewhere would send your IP address to that third party on every page view. There are no analytics, no tag managers, no social media embeds and no advertising networks. Viewing a page contacts nobody but this site's own host.

The hosting provider processes the log data described above on behalf of the operator, under a data processing agreement, and may store it outside the United Kingdom under the safeguards its own terms set out.

Advertising and affiliate links

There are none. The site carries no advertising, no affiliate links and no sponsored content, and it does not refer readers to advisers for a fee. If that ever changes, this policy and the terms will be updated to name the partners involved before anything goes live, not afterwards.

Data sources

The tax rates and rules used by the calculators are taken from the published pages of HM Revenue and Customs, the Internal Revenue Service, the Revenue Commissioners, the Australian Taxation Office and the Canada Revenue Agency. Each source is linked on the page that uses it, with the date it was last checked. Following one of those links takes you to a site with its own privacy policy, which this one does not cover.

Withdrawing consent

Clear this site's data in your browser and the banner will ask again, at which point choosing Reject stops all measurement. There is no account to close, because there is no account.

Your rights

Under United Kingdom and European data protection law you may ask for a copy of the personal data held about you, ask for it to be corrected or deleted, object to or restrict its processing, and ask for it to be transferred. Because nothing is collected through the site and no calculator figures are stored, there is normally nothing held about you beyond a server log entry that is deleted within 30 days. Write to [email protected] and a response will follow within one month.

If you are not satisfied you may complain to the Information Commissioner's Office at ico.org.uk, or to the supervisory authority in your own country. Readers in Ireland may contact the Data Protection Commission, and readers in Australia and Canada their own information commissioner.

Children

The site is aimed at adults dealing with a property sale and is not directed at children. No data is knowingly collected from anyone under 13.

Changes to this policy

Any change is published on this page with a new date at the top. A change that affects what is collected is made before it takes effect, not after.
